Futuro Capital in a joint venture with Marprop acquired 300 Flinders street, Melbourne for $80.8 million.
300 Flinders Street, Melbourne is a well-known Melbourne CBD office tower built in 1991 consisting of close to 14,000sqm of net lettable area comprising a 21-storey strata commercial building including a ground floor retail arcade, eight floors of car parking (574 bays – on separate strata) and eleven levels of commercial accommodation.
The commercial office component of the building features expansive floorplates (ranging between 1,009 sqm and 1,905 sqm). Overlooking the Yarra River and Southbank precinct with easy access to the CBD financial heart along with retail and lifestyle benefits, the property is located opposite the iconic Flinders Street Station.
It is currently a functional university campus for its current tenant, Victoria University who is set to end their long running tenancy in late 2022, as they move to their now city campus. The joint venture plans to refurbish the office tower and capitalise on both the completion of the nearby ‘Town Hall Metro Station’ which is part of the $9 billion Melbourne Tunnel project, and an expected recovery in the Melbourne CBD occupied markets from 2022.
